- In House Maintenance -
Solid Rock Realty has its own in house maintenance team to respond to tenant needs quickly, act on emergency situations fast, and ensure timely unit turnovers. In addition to our in house team, we have a long trusted preferred vendor list we rely on when the time calls for it. Rest assured, your property will be maintained! Our in house maintenance cost is:
For Our Property Management Clients:
- $110 / Hour During Normal Business Hours (Minimum 1 Hour Charge) - TRIP FEE WAIVED!
- $135 / Hour for After Hours (Minimum 1 Hour Charge)
- $49 / Hour for opening doors for contractors, vendors, and appraisers who are not on our preferred vendor list (Minimum 1 Hour Charge) - "Trip Fee"
For All Other Clients
- $110 / Hour + $75 Trip Fee During Normal Business Hours (Minimum 1 Hour Charge)
- At this time we do not perform after hour maintenance for clients outside of our Property Management Portfolio.
We keep our utility vans well stocked to minimize trips to Home Depot saving you money!
- No Markup Fees on Preferred Vendors -
Solid Rock Realty also does not believe in charging you, the Landlord, additional fees for maintaining your properties when we need outside vendors who are on our preferred vendor list. What exactly does this mean?
- An Electrician charges only $250 to repair and improve outlets throughout the unit. What is your cost? Only $250!
- A Landscaper charges $99 to blow out the sprinkler system in the fall. What is your cost? Only $99!
It's that simple! We'll even provide you a copy of the invoice to keep for your records.
Common Landlord Questions:
- What if I have a preferred vendor not on the Solid Rock Realty preferred vendor list? - No problem! We are happy to work with your preferred vendors but please be aware there will be a 10% bill increase for the additional administrative costs. If your vendor requires someone to meet them onsite for questions, provide access, etc., a Trip Fee will also be incurred per occurrence.
- What if I manage my preferred vendor? - No problem! You are welcome to manage your preferred vendor at no additional cost. Please be aware Landlords are completely responsible for coordination with tenants, onsite meetings, payments to vendors, etc.
- Can I do my own Maintenance? - Yes you can! We realize some Landlords are local and more than capable of handling their own maintenance. Our maintenance team is here to assist when you need us or are out of town.
- Will you work with my Home Warranty Company? - Yes! It's not often we see a Home Warranty company cover the cost of a repair, but if its an option, we always want to take that approach to ensure your money isn't being wasted.
